Energy efficiency is not only a matter for new buildings. Spain’s Ministry for the Ecological Transition has clarified that certain private homes used for tourist rentals must have a valid energy certificate where they fall within Royal Decree 390/2021.

Why does it affect tourist homes?

Official guidance states that tourist homes classified as residential use and offered for tourist rental must comply with energy-certification requirements where the regulation applies.

Certificate and label

The owner is responsible for obtaining the certificate when required and retaining the supporting documentation. Where display is mandatory, the energy label must be shown in accordance with the applicable rules.

Important: an existing certificate does not necessarily need to be replaced every time a guest changes. Its validity and the property’s circumstances should be checked.

What about an energy rating of G?

The Royal Decree contains specific validity rules for certain G-rated certificates registered from 3 June 2021. Owners should therefore check the registration date as well as the date on which the certificate was issued.
